Home Inspections
A home inspection is meant to detail problems with a house and if they’re serious enough to prevent a sale. The three main points of an inspection are physical condition, items in need of repair or replacement, and remaining useful life of major systems. Cosmetic features and upgrades are not part of a home inspection. Yes, many homes are outdated, but the bones of the house is what you should be looking at.
Another helpful tip, even if you submit an offer with "as is" condition, structural and environmental issues if any exist, are always on the table!
Buyers should always be present during an inspection to ask questions and the inspector can point out areas of potential trouble and offer maintenance tips. A good inspector will also go over how the house functions. I.E. the water shut off valve, gas valve and A/C filters.
Every house, even new construction, needs a home inspection to be done.
